Biological Constraints Assessment

Sunset provided biological due diligence support to a private client evaluating a property for potential single-family home development in unincorporated Marin County. Sunset conducted a Biological Constraints Assessment that combined a background review of CDFW, California Native Plant Society, and USFWS species databases with a field site visit to identify on-site habitats and assess their suitability for special-status plants and wildlife. The assessment also mapped any streams, wetlands, or other jurisdictional aquatic features under the Army Corps, RWQCB, CDFW, and Marin County, and applied the County’s Stream Conservation Area buffer and setback requirements to determine development constraints on the property. Findings were compiled into a report ranking the potential for sensitive species occurrence and outlining any additional survey work that might be needed, giving the client’s team the information needed to determine whether the site was suitable for development before committing to a purchase. Sunset is slated to also provide CEQA support and provide all biological compliance efforts as required.
